Leasing Guidelines & Application Process

Homeowners wishing to rent their homes must have their prospective tenants complete the Briar Bay Leasing Application process PRIOR to taking occupancy. Applications must be received no later than ten days prior to the lease start date to be considered for approval. Once approval is received, the tenants must meet with the on-site property manager for a brief orientation to receive their approval certificate. Please note: The Master Board does not permit management to accept incomplete applications due to the excessive administrative burden it creates.

The Briar Bay Covenants requires a common area security deposit in the amount of $1,500 to be held for the duration of each lease period. The security deposit is refundable once the unit has been vacated and no damage was made to common areas by the tenants.

Commercial Parking

Commercial vehicle permit parking is available in a designated area at the Clubhouse for $75 per month. The Commercial Parking Registration Form must be completed and submitted to the on-site manager to reserve a parking space.

Clubhouse Rentals

The clubhouse meeting room may be reserved for private events on a Friday, Saturday or Sunday. The rental fee is $100. A $200 security deposit is also required. Rentals are reserved with the on-site manager on a “first come, first serve” basis. The maximum number of guests per event is 27 persons. Clubhouse rental hours are 9 am – 9 pm. The Clubhouse Reservation Agreement must be completed and submitted with the required fees to confirm your reservation.

Clubhouse rentals are for private events ONLY. No commercial activity is allowed. No reservations will be made for the pool, any areas around the pool or under the covered patio.

Resident Vehicle Entry System – Barcode Registration

All Briar Bay residents must register their vehicles and purchase a barcode for each. Please complete the Barcode Registration Form and submit to the on-site office along with $25 to receive your barcode.
